Don’t Miss a Great Opportunity to Sell Your Home

Selling your Charlotte area House? Get a free price evaluation
Buying a Charlotte area Home? Search all homes for sale

Recently, we were digging into our MLS and we came across some important data that you need to know about.

Right now, we do not have enough inventory for the number of buyers in the market. When the market hit bottom, there were 33,000 homes for sale. Now, we only have 16,000 homes for sale — that means there are even fewer homes on the market than there were during the market peak.

Days on market have also dropped. When the market was at its peak, the average days on market was 40. When the market hit bottom, the average days on market was 90. Now, homes are on the market for an average of 20 days. Not only that, but the price per square foot is 5% higher than it was during the peak of the market.

We embrace accountability and discipline.

The bottom line is we need inventory. There are 60,000 buyers in our database, so we are desperate for homes to sell. If you are just thinking of testing the water, give us a call. We’ll give you a no cost, no obligation, home equity evaluation. We will go through exactly what’s going on in your neighborhood.

The numbers we went over today are general market statistics. We can tell you exactly what is going on in your neighborhood so that you will know what you can net at the closing table.

Please reach out to us. We need more inventory for our market. In fact, we have 61 active buyers right now who cannot find homes. These buyers are cash buyers or they are fully pre-approved; they can all close in seven to 10 days. If you want a painless, simple selling process, give us a call or email us at [email protected]

As always, if you have any other real estate questions, give us a call. We are always happy to help you!

This Is Not a Drill: Interest Rates Will Increase in 2017

We have some news that we would like to share with you today. We recently found out that there are three interest rate hikes scheduled for 2017. We’ll talk a little bit about how this is going to affect our market today.

For every 1% increase in interest rates, a buyer’s monthly payment goes up 10%. This means if you wait to buy, you will have 10% less buying power and won’t be able to purchase as much home for your dollar. That being said, if you’re ready to purchase a home, give us a call and we can connect you with one of our trusted lenders to get the process started.

Sellers are going to be affected in a similar way as well. Their selling power is going to decrease by 10% in response to a shrinking buyer pool. So, if you’re thinking about selling, now is the time to do it. We would be happy to come out and give you a free home evaluation and tips on how to get your home ready for the market.

Why Did We Decide to Merge Companies?

It’s official. The #1 team in the #1 Keller Williams office in the world, Elrod Real Estate Experts, and the #1 Re/MAX team in the Charlotte Region, The Lars Group, have merged together to create High Performance Real Estate Advisors.

We joked for years about joining forces when we were competing against one another, but now that has been made a reality. We don’t know why we didn’t make the switch sooner. Elrod Real Estate Experts specialized in prospecting. The Lars Group specialized in marketing. Now, High Performance Real Estate Advisors specializes in both.

We know both of these things work. To be able to bring them together along with more than 3,000 home sales and $750 million worth of real estate sold is a beautiful thing. We’re bringing a little bit of shake together with a little bit of bake. When you put that together, what do you get? That’s right—shake and bake!

Each of our teams’ strengths complements the other’s weaknesses. To top it off, we are truly working out of the office of the future. This is going to help us to serve everyone who works with us at the highest level. We’ve got an administrative team, a sales team, and an 18-desk prospecting station, among other great amenities.

When we sit down with you and sign a contract, we do what we say we’re going to do. We truly look for buyers for our sellers and sellers for our buyers. We want to give you the best possible experience and we want you to sell your home quickly and for the most amount of money possible with the least amount of hassle.

We’re going to shake things up in our videos. We’ll agree on some things, disagree on many others, and we’re excited for you to join us. We want to hear from you about what you love, what you want to know about real estate, and what you want to see. Whatever we cover, we hope that you’ll engage with us by opening our emails, commenting on our videos, and reaching out to us if you have any questions at all. That’s all we ask of you.

High Performance Real Estate Advisors is the highest performing team in the region with the best prospecting team and the best marketing plan. We look forward to continuing to stay the number one team for years to come.

If you have any questions, don’t hesitate to reach out anytime. We look forward to hearing from you.

What's Our Nation's Market Outlook?

I wanted to drop by with an update on the state of the market in Charlotte, the nation as a whole, and a few other specific areas.

Nationally speaking, we are on an eight-year uptick in the market. Typically, the real estate market runs in seven-year cycles, so by most indicators, we're on borrowed time for this cycle. I'm no pro when it comes to economics, but our economy is strong. Outside of the uncertainty due to the election, I think there is some pent-up demand and some people are waiting on the sidelines to see what happens.

For Charlotte locally, we are back to where peak pricing was during the 2006 to 2007 period. The market shifted here in mid-2007, and we didn't really realize it until the end of 2008 when the financial crisis hit. When it comes to our local market, though, I do think we're headed toward a cooling of the market and a shift. I don't think this shift will be a monumental crisis or debacle like it was in 2008 and the following years, but I do think a slowdown is on the way.

I also think we'll be OK for 2017. We can look to indicators like the average days on market, the percentage of list price that sellers are receiving, and the number of homes on the market as the big factors  that are driving the prices up. Simply put, there is more demand than there is supply.

With that said, your home may be worth more than you thought it was. In fact, some of the lower price points are appreciating more than the higher price points. That makes now the perfect time for trade-up buyers to sell their homes in the $250,000 to $400,000 range and take advantage of the high appreciation, then, turn around and buy in a higher price range where appreciation is slower, giving you a great chance to get a deal.

If you have any questions about the Charlotte real estate market or you're thinking about taking advantage of this market and selling your home, give me a call or send me an email. I'd love to hear from you!

3 Tips from Local Charlotte Real Estate Agents to Prep Your Home to Sell

tlg-blog-oct

Purchasing a house really is a buyer’s market these days. With so many options available, homebuyers can be as choosy as they like, and many homes fall between the cracks. Today we’ll cover a few tips from The Lars Group - local Charlotte real estate agents that specialize in helping customers get top dollar for their homes. Here are a few tips that will get buyers excited about what your home can offer!

  1. Improve Curb Appeal

It’s important to make a first impression when meeting new people, and selling a house is no different. Many sales end before they even begin because buyers judge a book by its cover.

Make sure the lawn is flawless! It may be tedious, but be sure to mow the lawn, tend to the garden, and trim the bushes. Cleaning the gutters and even buying a new welcome mat go a long way in making buyers feel welcomed into the house.

A common question The Lars Group gets almost daily is ‘how can I sell my house fast in Charlotte NC with so many listings on the market?’ While there’s no single miracle cure, a clean exterior is the fastest way to stand out from the competition.

  1. Fix Up The Interior

Great curb appeal is essential, but it rarely seals the deal alone. Once the exterior is presentable, it’s the seller’s job to make sure the buyer feels comfortable inside the house. The seller should make it easy for potential buyers to look around, get a feel for the available storage space and square footage, and imagine themselves in the home.

Remove all clutter from the home. If necessary, sellers can rent a public storage unit for all of the extra decor and personal items. Take note of how much furniture you have in each space, and listen to your realtor’s suggestions on what to add or remove. This will make it easier for the buyers to envision their own belongings in the house and it will encourage a personal connection with the home.

You should also organize all of the closets and cupboards. Messy spaces give off the feeling that there isn’t enough storage space in the home.

  1. Splash Around Some Paint

While not quite as necessary as the previous two tips, Charlotte real estate agents agree that a new coat of paint can really boost the perceived value of a house to buyers. Focus on re-painting the exterior doors and window frames if they are chipped or cracked.

If there are any loud or annoying colors in the bedrooms, try to repaint them into more neutral tones so that buyers can imagine themselves living there. All buyers understand that they can change the wall colors easily, but some are not able to get past the jarring effect of an unappealing hue. Your teen may have loved neon lime green walls, but that doesn’t mean the buyer will. Remember, the name of the game is making buyers feel attached to the home.

There are plenty of real estate agents in Charlotte NC, but only The Lars Group has a track record of putting clients first. They’ve learned something in the past 10 years of being in business! Their specialty is helping you sell your house for the maximum value, as fast as possible. If you’re looking for a no-obligation quote give them a call at 704-800-1200 or email [email protected]

75 Ways to Prepare Your Home for the Market

When you’re in the process of choosing a listing agent, there are certain questions you must ask before hiring one in order to know if they will be the right agent to get your home sold fast and for top dollar.

Our 75-Point Checklist helps you make sure your home is ready to sell. It may sound overwhelming, but you need to be completely prepared to get the best price possible for your home.

Today I wanted to talk about something that's really important to those who are thinking about putting their home on the market.

With our sellers, we take them through a 75-point process. It sounds overwhelming, but if you're selling your home, you need to be extremely sure that it's ready for the market. First impressions are everything when it comes to getting your home ready for sale.

The first thing you want to think about is what a buyer is going to see as they approach your home. Are there any simple, inexpensive things you can do to the exterior of your property like power washing the driveway or sprucing up the flower beds?

You want to eliminate any reason for a buyer to think your home isn't the best choice for them as they make the walk from the driveway to the front door.

When a buyer opens the front door, what will they see? Studies have shown that buyers will make a decision about your property within just a couple minutes of entering a home.

If you'd like a copy of our 75-Point Checklist, reach out to us and we'd be happy to send you one free of charge. It walks you through everything you need to do to the inside of your home to make that amazing first impression. Studies have shown that there can be up to an 8% swing in price by getting your home ready for the market rather than selling it as-is.

If you'd like a copy of the checklist or you have any other questions about the Charlotte real estate market, give me a call at 704-817-4444 or send me an email at [email protected]. We'd love to help you out in any way we can.

Choosing a real estate agent can be an overwhelming task. The sale of your home, one of the largest investments an individual can make, is an activity that requires a trustworthy and knowledgeable professional. Charlotte real estate agents at The Lars Group will gladly answer your real estate questions and help you make the right sale for your North Carolina residence.

The collaborative and educational approach taken by The Lars Group of Charlotte real estate agents sets them apart from the competition. It also explains the incredible continued success they have linking buyers and sellers in the North Carolina area.

Sellers are curious as to how their real estate agent will make their sale more successful and lucrative. What tactics do they use? What makes them better than their competitors? How do they make a presence in the community and among buyers? The Lars Group explains that 92% of buyers utilize the internet to shop for potential homes. To match this trend, they use an online platform that they have been working with longer than anyone else in the North Carolina market. The confidence in this online platform is backed by the high frequency of visits to the website - a whopping 60,000 per month!

High traffic is great, but how many of these visitors are actually purchasing? How do The Lars Group of real estate agents in Charlotte, NC accumulate and maintain clientele? The “Buyers-in-Waiting” program at The Lars Group addresses these concerns. This online-based programs holds information about what each potential buyer who visits is looking for. Whenever a new listing is posted, those who come up as a match (noted by criteria such as: square footage, pricing, location, etc.) are immediately notified, connecting buyers and sellers instantaneously!

One of the reasons The Lars Group is so successful in making connections between buyers and sellers and hosting valuable sales is because they operate under a true group format. If you choose to sell with The Lars Group of Charlotte real estate agents, your sale will have a team working together for the best end result. Though the agents are all well-informed, the folks at The Lars Group are aware that one agent cannot be an expert in all aspects that are required in order to make a sale. For this reason, The Lars Group has an entire team of experts working in their specialized areas and collaborating to ensure the sale is done right.

Visit The Lars Group website and review their page, 10 Questions to Ask Your Real Estate Agent to learn more about how they can help you. Choosing The Best Listing Agent

When you’re in the process of choosing a listing agent, there are certain questions you must ask before hiring one in order to know if they will be the right agent to get your home sold fast and for top dollar.

Not all listing agents are created equal. To separate the ones that can sell your home quickly and for top dollar from the ones who can’t, here are 10 questions you must ask them before hiring them:

1. Will there be an easy exit listing agreement? Make sure you list your home with a real estate agent that allows you to get out of your contract if you’re not happy with it.

2. What’s their track record? Metrics like their days on market, the number of homes they sold last year, and what percentage of list price they’ve gotten for the homes that they listed are good indicators of an agent’s past performance.

3. Do they make any guarantees about their services? For example, our group has a seller satisfaction guarantee, a seller performance agreement, and the aforementioned easy exit listing agreement.

4. What will they do to generate interest for your property? Make sure the agent you choose will spend money and spend it wisely on the marketing for your home. For instance, 94% of buyers search online, so it’s a must that they have some kind of internet-based marketing system.

5. Do they have a yard marketing program? Our team, for example, has three signs in the front yard of each of our listings that each feature a different call to action. These signs have generated 3,500 calls into our office and more than 60,000 visits to our website in the last year alone.

6. Do they have an active database of active buyers? Having an active database means having a ready-made list of potential buyers.

7. Do they have a team of specialists? There are over 20 different jobs a real estate agent will perform. We have someone working and worrying about all those different specialties. Most agents don’t.

8. Do they use professional photography? Since most buyers start their search online, professional photography can make all the difference in getting your home sold.

9. How do they figure out market value? Most agents will do a traditional comparative market analysis. We do a full equity evaluation, which is more accurate than an appraisal in some instances.

10. Are they going to negotiate aggressively on your behalf? A good agent shouldn’t be worried about sacrificing money for you just to make a commission check.

Bonus question: Do they have a book of client reviews? I know I said 10, but a book of favorable client reviews is the perfect voucher for an agent’s service.

If you’re thinking about selling your home, give us a call or send us an email for a free equity evaluation of your property. We look forward to working with you.
